Off-Market Property in Mallorca: The Guide for Buyers and Sellers

    17 October 2026

The most desirable properties in Mallorca are never listed. They change hands between trusted parties before a portal listing is ever written — quietly, discreetly, and often at a premium over what the open market would reach. This is off-market real estate, and in the island's luxury segment it is not the exception. It is the rule.

Mallorca now accounts for 73.8% of the Balearic Islands' luxury property market, and the Balearics themselves represent 23% of all €1 million-plus listings in Spain — the single largest province share. With average prices at €5,069/m² (mid-2025, 84% above the 2007 peak) and foreign buyers accounting for one in three transactions, demand consistently outpaces supply. The most motivated buyers — those who have searched for months and found nothing — frequently ask the same question: where are the properties nobody else can see?

    What Off-Market Means in Mallorca

Off-market means a property is available for sale but not publicly listed on portals such as Idealista, Fotocasa, or Kyero. No photography sessions, no public viewings, no open days. The seller controls who knows about the sale, when, and on what terms.

In Mallorca, off-market operates at every price point but is most prevalent — and most valuable — above €3 million. At that level, fewer than 4% of listings are new-build, which means almost everything is a private resale. For owners of the most distinctive homes, publicity is a cost, not a benefit.

The dynamic is reinforced by the buyer profile. German, British, and Scandinavian buyers together make up the majority of international transactions in the Balearics, and a growing share of American buyers have entered the market. These are experienced, financially sophisticated buyers. Many have already spent months on the portals. They know when a property of genuine quality appears — and they know how rarely it does. Off-market is where they look next.

    Why Sellers Choose Private Sales

Several motivations push sellers toward private transactions.

Privacy and discretion. High-net-worth owners — executives, entrepreneurs, public figures — do not want their property photographed and discussed on portals that anyone can browse. A home on a public listing signals a life change. A private conversation signals nothing.

Control over timing and negotiation. A public listing creates urgency by expectation: days on market become visible, price reductions become public record. An off-market sale proceeds at the seller's pace, with a handpicked shortlist of serious buyers. There are no low offers from unqualified viewers, no renegotiations after surveys, no pressure to respond within a weekend.

Stronger outcomes. Counterintuitively, private sales often achieve better prices. With limited supply and a buyer who has been searching the open market without success, the motivation to transact — and the willingness to pay for access to something unavailable elsewhere — is demonstrably higher. Competition for a property the buyer knows nobody else has found concentrates the mind.

Protection of the asset. A listing that sits unsold for months damages the property's perceived value. Off-market removes that risk entirely.

    Why Buyers Seek Off-Market Properties

For buyers, the calculation is different but leads to the same conclusion.

The most desirable properties in Mallorca — those with the best plots, the finest renovations, the irreplaceable sea views — are rarely available at all. Their owners are comfortable; they do not need to sell. The only thing that moves them is a conversation they trust, through an agent who has cultivated a genuine long-term relationship. No portal algorithm creates that.

Access before competition. A buyer who reaches a property before it is listed faces no counter-bids. This frequently produces cleaner, faster transactions at prices that reflect a fair private agreement rather than an inflated ask driven by multiple competing buyers. In a market where €3 million-plus properties can receive three or four serious enquiries within days of going public, off-market access is a structural advantage.

A wider universe of options. The portals show what sellers were willing to make public. They do not show what would sell if the right buyer appeared. Owners who have no immediate need to sell will nonetheless transact for the right price with the right buyer on the right terms. Those conversations begin off-market.

Confidence in the transaction. When a buyer is introduced through a trusted agent, the due diligence process is typically smoother: the agent has a relationship with both sides, motivations are aligned, and the transaction is more likely to complete cleanly.

Case Study: A Puerto Andratx Villa Sold Privately

Earlier this year, Kühn Properties sold a four-bedroom, four-bathroom villa in Puerto Andratx — one of Mallorca's most sought-after coastal addresses — without a single public listing. The property appeared on no portal. Not one photograph was published. The buyer found it through a direct introduction.

The villa offers approximately 481 m² of living space across three floors, with a south-facing pool, a rooftop terrace with outdoor kitchen, unobstructed sea views, and a private elevator. Built in 2009 and comprehensively renovated in 2021, it was in as-good-as-new condition: underfloor heating throughout, a fitted kitchen, double glazing, and air conditioning throughout. The plot extends to around 1,000 m².

    The property sold at €4,750,000.

The buyer had been searching Mallorca's Southwest for over a year. The property they purchased had never appeared in their searches, because it was never available to search. The introduction happened because Kühn Properties maintained an active relationship with both parties — and because the seller's requirement for discretion was honoured in full throughout the process.

This is what Kühn Properties Unlisted Luxury means in practice: properties that exist, are genuinely available, and will never be on Idealista.

How to Access Off-Market Listings in Mallorca

There is no platform or search filter for off-market property. Access is relational, not algorithmic.

    For buyers:

    • Be introduced, not just registered. An enquiry form does not open an off-market conversation. A meeting with a senior agent — one who understands your criteria in depth and can speak credibly on your behalf to a prospective seller — does.
    • Signal credibility early. Sellers sharing off-market information need to trust that the buyer is genuine, financially qualified, and discreet. Proof of funds, a letter from your solicitor, or a clear track record in property all support that.
    • Define your requirements precisely. Off-market supply does not refresh daily. Buyers who describe what they want with specificity — location, architecture, must-haves, absolute limits — are positioned to move quickly when the right property becomes available. Vague preferences lead nowhere.
    • Maintain the relationship. The right property may take three months to appear or eighteen. The buyers who access the best off-market inventory are those who have stayed close to the right agent across that time.

    For sellers:

The first conversation is confidential. No listing is created, no marketing is authorised, until you decide you want to proceed — and with whom. An experienced off-market agent will give you a frank appraisal of likely buyer interest, a realistic price range, and a view on timing before any approach is made to potential buyers. The process is designed to be reversible at every stage until the moment you choose to proceed.
