Why Mallorca's Luxury Property Market Continues to Outperform in 2026

    28 April 2026

Mallorca's luxury property market has long defied broader European trends, and 2024 is proving no different. While many traditional second-home destinations have experienced softening demand and price corrections, the Balearic Islands — and Mallorca in particular — continue to record strong transaction volumes at the upper end of the market. Properties in the €5M to €25M range, especially those with sea views or in established prestige enclaves, are transacting within months of listing.

Several factors underpin this resilience. The supply of true trophy properties is structurally limited: planning restrictions across the island, particularly in the Tramuntana mountains and along the southwestern coast, mean that new builds at the highest tier are rare. Combined with sustained demand from German, Scandinavian, British, and increasingly American buyers, this scarcity has created a market that behaves more like fine art than conventional real estate.

Off-market activity has also intensified. A growing share of the most desirable transactions never appear on public portals — a reflection of both the discretion sought by sellers and the relationships maintained by boutique agencies. For serious buyers, access to this hidden inventory is now arguably more valuable than browsing what is publicly listed.

Looking ahead, we expect prime Mallorca to continue outperforming the wider Spanish market. Limited supply, an entrenched international buyer base, and the island's unmatched lifestyle proposition all point to continued price stability and gradual appreciation in the segments above €3M.
